Counterpoint Management Corp a.k.a ACM, a small family owner property management company is seeking a part time to full time for the summer months Assistant Property Manager for 144 market units located in Malden and Brookline. Office located in Brookline. Perfect position for college student. The Assistant Property Manager works closely with the Property Manager is responsible for the overall financial performance, Fair Housing compliance, quality assurance, maintaining physical condition of property, tenant satisfaction, supervision of staff, effective marketing and renting of rental units minimizing vacancy loss. Candidate must have the ability to perform other diverse and complex tasks some of which are listed below;
* Rent collection.
* Assist maintenance staff in completing and tracking all preventative maintenance tasks.
* Posting monthly rent checks in management software(Yardi) making deposits.
* Experience with marketing rental units on social media such as Facebook, Craigslist, Instagram, etc a must.
* Experience is conducting rent comparability studies of competition in order to properly set rental rates.
* Assist Property Manager in showing apartments to prospective residents which may include conducting open houses and other marketing activities.
* Experience in adhering to all Fair Housing laws.
* Distribute and process rental applications.
* Conduct unit inspections as required.
* Ability to maintain low vacancy rates using the most efficient marketing and management practices.
* Assist in the tenant selection process assisting with screening of applicants for housing.
* Assist maintenance staff in the day to day operations of the property. i.e process work orders & and assist with contractors with ongoing projects.
* Working closely with Property Manager resolve tenant complaints and participate in conflict resolution.
* Experience with Yardi Property Management software strongly preferred.
* Report daily to Property Manager
* Ability to work on Saturdays.
* Strong people skills
* Will train right candidate.
Job Type: Part-time
Pay: $25.00 – $28.00 per hour
